Welcome to my website!  My work ethic began at the age of 14 on my grandpa's dairy farm, where I learned the value of hard work and dedication.  After high school, I joined a framing crew, which deepened my respect for the craft.  I spent three years with a home building company as a general labor.  Gaining diverse experience while starting a family.  My career took off when I became a construction superintendent, managing new homes and remodels, laying my lasting commitment to the residential home building industry.  With 42 years' experience in the home building industry, I've had the privileged of working for five diverse companies.  One of those companies became my professional home for an impressive 28 years.  The extensive journey has equipped me a wealth of knowledge and skills that I bring to every project.  I am dedicated to quality and craftsmanship in every home I helped build.

Welcome to the process. Please select a time that works best for your inspection. After you’ve chosen your appointment, I’ll send you the service agreement to review and sign. The inspection will follow as scheduled. Once it’s completed, I’ll send you an invoice with multiple payment options, including check, credit or debit card, and Zelle®. After payment is received, I’ll finalize the process and send you a comprehensive inspection report. If you need any assistance or have questions, feel free to give me a call.

New construction pre-drywall or rough-in inspection is a crucial stage in the building process. Once insulation and drywall are in place, making any adjustments becomes much more challenging. Conducting this inspection at the appropriate time provides significant benefits for homeowners, as it ensures that everything can be thoroughly checked before the walls and ceilings are covered. At this point, the house is fully prepared for the next phase of installation, making it the final opportunity to review and address any issues before everything is sealed up.

Conducting this inspection prior to beginning any mechanical work is crucial for maintaining project efficiency. By confirming that the structural components are properly installed, potential issues can be identified and addressed early, minimizing rework and preventing unnecessary downtime.  To verify that all structural components in the house have been constructed as specified, I will require the engineering plans that were submitted to the city. Reviewing these documents will allow me to confirm that the building meets the engineer’s design and requirements.

The InterNACHI certified property maintenance and housing code inspector, as well as the InterNACHI Rental Ready inspection, both adhere to standards set by the International Code Council (ICC). These inspections are designed to ensure compliance with the International Property Maintenance Code (IPMC) by checking for the minimum requirements necessary for a building to be considered safe and habitable.  The inspection focuses on the essential maintenance standards required for existing properties. Inspectors will review the minimum criteria that must be met, which highlight areas the property owner is responsible for fixing before anyone can legally live in the building. Key aspects include occupant safety, fire protection and emergency exits, sanitary conditions, the building’s structural integrity, proper functioning of HVAC, plumbing, and electrical systems, ventilation that meets the standard, pest control, and the condition of the exterior.
